A major subdivision in northwest Port Dover has permission to expand.
Lynn River Heights can build 449 houses — 393 singles and 56 semi-detached — on 98 acres on the north side of Highway 6, east of Blueline Road.
It will be phase 2 of the well-established Lynn River Heights subdivision developed by Democrat Homes of Schomberg, Ont.
County council last Tuesday changed zoning and approved a draft plan of subdivision for phase 2.
Upgrades at the Nelson Street water treatment plant will be finished this spring. They will allow Port Dover to resume growing after a moratorium was imposed in 2019.
Construction at Lynn River Heights could start in late 2025 or early 2026.
Phase 2 would be served by nine new streets and the extensions of Willowdale Crescent and Cardinal Lane in the existing Lynn River Heights.
Phase 2 was approved for 484 single-family homes in 2006 and revised for 500 homes in 2017.
Democrat Homes further refined the project to 449 homes a year ago and brought final plans to council last week.
Layouts were changed to add space between driveways to accommodate more on-street parking.
Phase 2 will have 329 on-street parking spaces with about 130 spaces expected to be used.
The subdivision’s north side will have more buffering between houses and the Lynn Valley Trail.
All internal streets will have sidewalks.
A commercial area is proposed along Highway 6.
The location should not have big box stores, Mayor Amy Martin said.
